What size mini split do you need?
The honest answer: the size that a load calculation says your house needs, not the size a square-footage chart suggests. As rough orientation only:
9,000 BTU: roughly 250–450 sq. ft.
12,000 BTU: roughly 450–600 sq. ft.
18,000 BTU: roughly 600–1,000 sq. ft.
Those ranges swing 30% or more with insulation quality, window area and orientation, ceiling height, and altitude: all things a real ACCA Manual J calculation accounts for and a rule of thumb ignores.
Oversizing is the more common and more damaging mistake. What a mini split won't do
Trust the technology more when you know its limits. Plainly:
It won't disappear. Wall heads are visible, and some homeowners never love the look. Ceiling cassettes and concealed ducted heads solve it, at added cost.
